We are not a portal. We publish a defended shortlist, which means every project on this site survived the same eight tests — and the ones that did not are on record as declined.

The eight tests

Developer record

What they have delivered, and how late. Average handover slippage in months, not marketing claims.

Regulatory standing

Project registration, escrow confirmed, title clean. Verified against the register, not assumed.

Price vs comparables

Price per square foot against what is trading in the same sub-market today, and against what completes near handover.

Capital structure

How much capital is exposed, and when. A 40/60 with a long post-handover tail is a different asset to an all-cash ready purchase.

Supply in window

What else completes in the same market within a year either side. Your exit competes with every one of them.

Exit terms

Assignment permitted, from what percentage paid, at what fee. Or for ready stock: liquidity, buyer depth, days on market.

Running cost

Service charge per square foot, and what it does to a net yield once the building is occupied.

Unit quality

Layout efficiency, orientation, ceiling height, view protection. What resells, and what sits.

If we cannot write the exit, we do not write the entry.

The five stages

  1. Brief

    Capital, residency status, model, exit horizon. Twenty minutes, no deck.

  2. Filter

    We run the eight tests. Most assets do not pass. You see the ones that do.

  3. Structure

    Cash or finance, against your position. The borrowing ceiling sets the shortlist.

  4. Secure

    Allocation, booking, escrow-registered payment, registration.

  5. Hold

    Milestones, handover or works, tenancy, and the exit we wrote at the start.

What we publish when a project fails

Nothing else in this market publishes its rejections. Where the team decides a decline is instructive and the facts are clean, the project keeps a page — stripped to facts and the reason it did not pass. No gallery, no call to action.
